We have another fantastic JV deal.
Briefly, the property is a large one bedroom first floor maisonette with private own door entrance and off road parking with the front driveway of this Semi detached property. The GIA is over 45m2 (484ft.sq). It has a new 125 year lease. No rear garden. Located near high street with local amenities, excellent transport links and excellent “outstanding” primary and secondary schools within 0.5 miles. There is potential for loft conversion STPP to make it into a two bedroom maisonette.
It is off market in NW London.
The vendors are looking for around £265K. We plan to purchase it for circa £200K.
Neighbouring one bed properties that are smaller and in poor condition are valued at £260K whilst similar size in good condition are valued over £300K. However, two bedroom properties are selling from £325K to 400K for poor/average condition to immaculate condition, respectively.

Empty properties are a nuisance to neighbours, increases vandalism and creates damp/mould in neighbouring properties. I have personally spoken to neighbours to empty derelict homes. These issues can have a negative impact on the area.
Refurbished properties would contribute to meeting housing needs, improve energy efficiency and reduce fuel poverty, help to reduce crime and anti-social behaviour through new residents living in these properties and generally improve the outlook of the street.
Once we acquire empty run down properties we can either convert a typical two bedroom terraced house into two single occupancy flats, each with their own private entrance. These maisonettes are then available as affordable housing. Alternatively, we can refurbish three bedroom properties to a high standard and let them out, providing much needed social housing provision in the area.
